Here are the latest numbers on home sales, for June 2011 vs June 2010 for Anne Arundel County:

Average Discount Off Original Price: 8.51%
Average Days on the Market:  112 (up 6.67%)
Number of Homes for Sale:  3,691 (down 6.03%)
Total Sales: $183,887,713 (down 18.23%)
Average Sold Price: $341,165 (down 9.13%)

Five Ways to Buy Maryland Real Estate with Nothing Down

Today, the news says the economy is a mess, people are having trouble paying their bills, and the banks are being cautious about lending.   And they say that all this trouble came from lending that was just too free and easy.

And yet, people are still buying homes with nothing down!

Tempted?   Here are five ways that are proven to work…

1.  Get a Veterans Administration (VA) loan.  This is a great solution for active duty military and former service members.  Got orders to Fort Meade, NSA, USNA, Andrews AFB, Annapolis Naval Station, the Pentagon, or another Maryland duty station?  Consider a VA loan.

2.  Get 100% financing through your credit union.  Navy Federal Credit Union, for example, offers 100% financing at competitive rates, and membership is open to many people other than service members, including DoD civilian employees, DoD contractors assigned to US government installations, and family members.  Here’s the eligibility checklist.

3.  Get help from your employer.  Many employees, of companies and the State of Maryland, are eligible for no-interest loans and employer matching funds for downpayments.  The CDA programs including “House Keys for Employees” and the “BRAC Match” programs can cover the entire downpayment.  Check with your Human Resources Department at work.

4.  Negotiate for the seller to pay closing costs.  This is very common in our market, especially for homes priced below $350,000.

5.  Get a gift from a friend or family member to help with the downpayment.

The real estate roller coaster continues.

Sales in the Annapolis and Anne Arundel County real estate market, compared to last year, have not been as strong for the last couple of months.  Here are stats for May 2011 vs May 2010 for Anne Arundel County.

Average Discount Off Original Price: 9.5%
Average Days on the Market:  109 (up 0.93%)
Number of Homes for Sale:  3,659 (down 2.03%)
Total Sales: $149,966,509 (down 16.29%)
Average Sold Price: $333,259 (down 1.78%)
Real Buyers (Homes Sold): 450 (down 14.77%)

Waterfront Homes for Sale in Annapolis Maryland

Annapolis is located in Anne Arundel County, Maryland. The county harkens back to the 1600’s, and is very closely tied to the water as it borders on the Chesapeake Bay. In fact, the county has 437 miles of waterfront. The county is also blessed with historical sites in abundance.

From Annapolis, it is easy to reach Washington, DC, Baltimore, Baltimore-Washington International Airport (BWI), or almost any destination in the Washington, DC Metro area.

The Spring surge softens!  After a couple of months of increased sales in the Annapolis and Anne Arundel County real estate market, this past month was not as strong.  Here are stats for Apr 2011 vs Apr 2010 for Anne Arundel County.

Average Discount Off Original Price: 10.7%
Average Days on the Market:  130 (up 5.69%)
Number of Homes for Sale:  3,547 (down 1.39%)
Total Sales: $155,394,469 (down 9.76%)
Average Sold Price: $340,032 (up 2.09%)

Renting vs. Buying, in Annapolis and Nationwide

On one hand, with low mortgage rates and many homes on the market, renters have good reason to look into home ownership. Today’s historically low interest rates can create a financial advantage for buying over renting. Factoring in tax savings and long term appreciation, home ownership can make a significantly positive impact for the right buyer, without the negative impact of a large mortgage payment.

The President of the National Association of Realtors, President Ron Phipps, explains that many renters are considering home ownership to hedge against inflation. “The typical buyer today plans to stay in a home for 10 years, while rents are projected to rise at faster rates over the next few years,” he said. “As buyers gain more financial security, the advantages of home ownership become more obvious. Rents will continue to trend up, especially in comparison with a fixed-rate loan which provides financial stability and gradual accumulation of equity over time.”

Given that not everyone sees it this way, and many people are not able to buy at this time, the demand is increasing for good rental homes. Many people who could buy are choosing to rent these days.   A recent Wall Street Journal feature titled A Bull Market in Rental Housing pointed out the opportunities for landlords, because in many areas such as ours, housing prices are down, mortgage rates are down, and rental demand is increasing.

Locally, this Spring, I’ve talked with quite a few people in the Annapolis area who could buy homes, yet are choosing to rent.  They have been having difficulty finding quality rental homes, and good ones that are well-priced are going fast.

“It’s too far away!” someone said.  “Why would I buy a 4 bedroom, 2 bath home in Mayo?  I could probably find something almost as nice closer in for only $50,000 more.  After all, it’s at least 7.7 miles to the Annapolis Mall, 9.4 miles to the Annapolis harbor in the historic district, and 20 miles to route 495.  Anyway, a home in Annapolis would have higher taxes, which adds to the prestige.  And maybe I could get a foreclosure that’s been trashed.  I don’t think it’s a bargain.”
