Classic Murray Hill Home Damaged By Annapolis Storms

After 100 degree temperatures during the day and evening, severe thunderstorms swept through Annapolis late last night.

Some neighbors told me they heard the storm coming like a freight train.  Another neighbor felt surprising heat and stillness when she stepped outside late in the evening.  I just heard the winds when they started, and then came the lightning, thunder, and rain.  Lots of folks were taken by surprise as the line of storms swept through.  Others who had been listening to the weather forecasts said that they were right on target, to the minute.

With gusts over 70 miles per hour, I thought about what it would be like to be out on a boat on the Chesapeake Bay, and I was glad to be inside.

Wind damage, rain, and tornadoes were reported throughout the region.  In Annapolis, a classic Murray Hill home that was built in 1930 was damaged by two tulip poplar trees which came down on the roof, bringing up part of the sidewalk with them.

BGE is currently reporting 94,505 customers out of power in Anne Arundel County, and 421,038 currently out of power in the state of Maryland.

Local coffee shops like City Dock Cafe were doing a booming business this morning.  Their great coffee, tasty snacks, air conditioning, and free wireless Internet were in great demand.

A friend who went kayaking this morning reported hearing lots of generators running on Mill Creek on the Severn River.  This is a time when our backup systems are tested.  (By the way, this Annapolis waterfront home for sale in Hillsmere has a backup generator!)

Another round of storms is expected this evening, so be prepared!

Tall ships are coming to Baltimore!  It’s the Star Spangled Sailabration!

Star-Spangled Sailabration, June 13-19, is an international parade of more than 40 tall ships and naval vessels.  These ships sail into Baltimore for the national launch of the Bicentennial of the War of 1812 and the writing of the Star-Spangled Banner. Star-Spangled Sailabration will feature free tours of the ships, waterside festivities, an airshow featuring the Blue Angels, and the world-premiere of “Overture for 2012,” composed by Philip Glass.

In St Michaels, the 25th Annual Antique and Classic Boat Festival is being held at the Chesapeake Bay Maritime Museum.   This is an intimate event where you can admire marvelous craftsmanship and outstanding renovations, and chat with the boat owners.

Right here at the Annapolis City Dock in the Historic District of Annapolis, the HMS Bounty, a replica of the British Royal Navy ship involved in the 1789 mutiny in Tahiti, will be having tours on Saturday and Sunday from 10-5.

Saturday night is “Bands in the Sand” a huge beach party to benefit the Chesapeake Bay Foundation.

We’ve got a Spring inventory shortage, buyers are shopping, and sellers are needed!

I’ve been talking about how our office has been hopping, and the most recent market statistics confirm it.

Last month, 430 sales closed, more than the previous March by 9%. Listings are down 20%, to 2,650, as compared to 3,295 a year ago.

Here are more numbers on home sales, for March 2012 vs. March 2011 for Anne Arundel County:

  • Average Discount Off Original Price: 10%
  • Average Days on the Market: 134 (up 3.88%)
  • Number of Homes for Sale: 2,650 (down 19.58%)
  • Total Sales: $141,521,775 (down 2.09%)
  • Average Sold Price: $329,120 (down 10.29%)
  • Real Buyers (Home Sold): 430 (up 9.14%)

Anne Arundel County Real Estate Market Statistics December 2011

Here are the latest numbers on home sales, for December 2011 vs December 2010 for Anne Arundel County:

Average Discount Off Original Price: 11%

Average Days on the Market: 141 (up 17.5%)

Number of Homes for Sale: 2,688 (down 14.64%)

Total Sales: $132,697,257 (up 1.67%)

Average Sold Price: $345,566 (down 1.51%)

While the sales numbers are not quite as rosy as November’s, the lower inventory provides some upward pressure on prices, along with the continued extremely low interest rates.

A statistic was just published about people in higher-end homes. As you may know, I have been saying for the past year that it is a good time to sell a modest-priced home and buy a higher-priced home. That’s because modest price ranges have gone down some, but the high end has dropped a lot more.

It was just published that the largest increase in mortgage defaults and foreclosures is in the Jumbo mortgages.

These distressed properties soften home prices even more because they increase the supply of houses on the market that are sold at a discount. That’s exciting for people who have wanted to buy up and haven’t been able to afford the house of their dreams.
