Hurricane Sandy and Annapolis Real Estate Settlements

As Hurricane Sandy approaches the East Coast, preparations are underway.

Annapolis real estate settlements are affected in ways you might not consider, if you have been lucky enough to settle without an impending hurricane!

A typical real estate settlement involves over a hundred parties, and at the last minute, buyers, sellers, movers, insurance companies, mortgage companies, title companies, and others are working together to get to closing.  A myriad of details are handled by team members.  My own settlement checklist has 74 tasks, all key to ensuring a smooth transaction for my clients.

When an event occurs such as a hurricane, and the likelihood of property damage is higher than usual, lenders may require last-minute appraiser visits to the homes, and insurers may suspend issuance of new policies.  Interruptions in power and travel can delay processing of loans, delivery of settlement documents, packing by movers, as well as buyers and sellers traveling for final walk-throughs and settlements.

All this means we are having an interesting time in our office right now.

Of course outside of business, getting ready at home means not only the usual items such as home and auto.  For those enjoying the Annapolis lifestyle, on or near the Chesapeake Bay, it may mean doubling up on the dock lines, relocating the boat to a hurricane hole, or even taking her out of the water a little early in the season.  The occasional water-lover even chooses to ride out the storm on board!

In Annapolis, the Ward One Residents Association announced:

Mayor Cohen is urging residents to prepare for Hurricane Sandy, which is expected to bring high winds and heavy rain to the area early next week.  Sandy is over the Bahamas, heading NW at 10 mph.  Forecasts project Sandy to make landfall on the Delmarva peninsula in the dark hours of Tuesday morning and move inland.

“The Office of Emergency Preparedness and Risk Management is monitoring the storm closely so we can make important decisions to ensure the safety of our citizens,” said Mayor Cohen. “At this point, the best thing we can all do is prepare residents and businesses.”

With gusty winds and heavy rain expected, residents should make sure they have the following items available:

First aid kit and essential medications.
Canned food and can opener.
At least 3 gallons of water per person
Protective clothing, rain-gear, and bedding or sleeping bags.
Battery-powered radio, flashlight, and extra batteries.
Special items for infants, elderly, or disabled family members.
Written instructions for how to turn off electricity, gas and water if authorities advise you to do so (remember, a professional should turn them back on).
Identify where you could go if told to evacuate. Choose several places; a friend’s home in another town, a hotel/motel, or a shelter.
Make sure to charge your cell phone.
Keep generator safety in mind and never use a generator indoors.  Use battery operated lanterns and light sticks instead of candles.

Always check on family, friends and neighbors who may need assistance in emergencies.  The better prepared you are at home, the better prepared you will be to assist the community in a major emergency.

Last month, 473 sales closed, more than the previous September by 9.74%. Listings are down 23.48%, to 2,624, as compared to 3,429 a year ago.

Here are more numbers on home sales, for September 2012 vs. September 2011 for Anne Arundel County:

  • Average Discount Off Original Price: 7% (was 9%)
  • Average Days on the Market: 97 (down 16.38%)
  • Number of Homes for Sale: 2,624 (down 23.48%)
  • Total Sales: $175,700,501 (up 18.20%)
  • Average Sold Price: $371,460 (up 7.7%)
  • Real Buyers (Home Sold): 473 (up 9.74%)

And specifically in the waterfront market, sales of waterfront houses in Annapolis are up a full 30% year-to-date compared to this time last year.

We have moved from a balanced market into a sellers market, with approximately 4.5 months of inventory.   Of course, conditions differ within sub-markets; each price range and neighborhood differs.

Annapolis waterfront home sales are picking up, with sales up 19% this year so far, compared to this time last year!

Annapolis Area Real Estate Market Update

You’ve probably been hearing positive news about the real estate market lately.  It’s nice for a change!  Today’s Wall Street Journal, in an article titled, “Rise in Home Resales Points to Stronger Market” said:

Sales of previously owned homes notched another rise in July, and prices showed annual gains for the fifth consecutive month, the latest evidence that Americans are starting to wade back into the housing market.

Local sales are up, too.  Sales volume so far this year in Anne Arundel County is 11% above last year.

The Wall Street Journal article also said:

Some analysts believe that the low inventory of existing homes is partly fueling strong sales of new homes. Toll Brothers Inc., TOL +0.42% the nation’s largest builder of luxury homes, said Wednesday that orders for new homes surged 57% in the quarter ended July 31 from a year earlier. On Thursday, the Census Bureau will release July data showing sales of new homes across the entire economy.

We have had more clients buy new construction this year than in recent years, and, even more than low inventory, the reason is that local builders have adjusted their prices to meet the market, more so than many individual home sellers.

Many homes are overpriced for today’s market, and buyers are looking hard to find value.  Pent-up demand is high, and the Fall selling season is approaching.

Fourth of July Independence Day Events in Annapolis Maryland 2012

Happy Independence Day!

Historic Annapolis is a great place to celebrate the Fourth of July. Here are some FUN, FREE events happening around Annapolis this week.

Fourth of July Celebration and Naturalization Ceremony, Wednesday, July 4, 10 am , William Paca House and Garden, 186 Prince George Street, FREE, includes a naturalization ceremony for new citizens.  From the Historic Annapolis Foundation web site:

The free event, which has become an annual Independence Day tradition, will be held on the rear terrace of the William Paca House and Garden, home of a Signer of the Declaration of Independence, at 186 Prince George Street in Annapolis. William Paca, Samuel Chase, Charles Carroll of Carrollton, and Thomas Stone were the four Maryland men who signed the historic document in 1776, and all of them lived in Annapolis at different points in their lives.

Annapolis July 4th Parade, Wednesday July 4, 2012, 6:30 pm, FREE.

U.S. Naval Academy Band performance, Wednesday, July 4, 2012, 8 p.m. to 9:45 p.m. at Susan B. Campbell Park at City Dock, FREE.  The Capital Newspaper reports:

Lieutenant Commander Steve Trzcinski will lead the band in a concert of American favorites at Susan B. Campbell Park on Wednesday, July 4 at 8:00 p.m.

The program will include works by John Philip Sousa and George Gershwin, as well as Pytor Ilyich Tchaikovsky’s 1812 Overture. Musician First Class Russell Sharp will perform Arthur Pryor’s Blue Bells of Scotland on trombone, and Senior Chief Musician Nick Pastelak will sing God Bless the USA. The concert will be followed by a spectacular firework display beginning at 9:15.

Annapolis Fireworks, around 9:15 p.m., Annapolis Harbor, FREE

Old Fashioned 4th of July Parade: step off at 6:30pm SHARP!

The 4th of July Parade is open to many different units, including color guards, floats, marching units, emergency vehicles, comic arts, car clubs, novelty units, commercial or business entries, and political units.  We welcome all groups and individuals to participate as entrants so long as they are decorated in a patriotic theme.  In the interest of presenting the finest entertainment to our spectators, all groups are encouraged to enter decorated floats, music units, and themed entries.  Unit lineup begins at 5pm.

USNA Concert Band at Susan Campbell Park: 8:00pm

The USNA Concert Band performs a public concert series featuring everything from light classics to marches to classic band literature and patriotic songs.  The 4th of July kicks off the USNA Band’s Annapolis concert series, the first of seven concerts through the summer.  Hear them every Tuesday from July 10 to August 14, 2012.

Fireworks: at dark, approximately 9:15pm

The fireworks display will be launched from a barge in the Annapolis Harbor and can be viewed from many excellent locations around the Harbor (see below).  For questions about boat restrictions during the fireworks, contact the City Harbormaster’s Office, 410-263-7973.

VIEWING AREAS

Parade:

Anywhere along the parade route offers a great view: inner West St., Church Circle (wrong way around) and Main St.  Spectators are urged to respect crowd control zones established by the Annapolis Police Department.

Concert:

Bring a chair or a cushion and enjoy the music with the Harbor in the background as the sun sets!  You’ll have a great seat for the fireworks after the concert!  NO alcoholic beverages or sparklers will be permitted.

Fireworks:

Susan Campbell Park is a fantastic view, but it is also the most crowded.  Views from Main St. and the Harbormaster’s Building area will be partially obstructed. Other suggested viewing areas are: public spaces northeast of the Severn River, any of the street-end parks facing Spa Creek, and aboard your favorite boat in Annapolis Harbor (confirm the required distance from the Barge with the City Harbormaster).

Spa Creek Bridge will be closed to traffic beginning at 9:00pm to create a spectator pier overlook offering an unobstructed view of the fireworks.

It’s that time of year again and we want to make sure you are ready and up-to-date on all the important information to make this year’s Fourth of July celebration safe and successful.

The Old Fashioned 4th of July Annapolis Parade is still seeking entries and will accept color guards, floats, marching units, emergency vehicles, comic arts, car clubs, novelty units, commercial or business entries, and political units.

We welcome all groups and individuals to participate as entrants as long as they are decorated in a patriotic theme.  If you would like to have a unit in this year’s parade, contact Special Events at specialevents@annaplis.gov

To view the parade, which will step off at 6:30 p.m. sharp, you can find curb seating along the parade route on inner West Street, Church Circle and Main St.

We encourage those attending the 4th of July Celebration to park at Park Place Garage or Knighton Garage for $10 all day and take the free Circulator down to City Dock.  An added bonus is that both garages are right on the parade route so you can step out of the garage and onto the sidewalk to find a great viewing spot.  The free Circulator runs 6:30 a.m. to midnight.  Go to www.AnnapolisCirculator.com for more information. Other event parking prices include $20 for Hillman and $15 for Gotts and the South and Larkin Lots. If you park at the Navy-Marine Corps Memorial Stadium the shuttle will cost $2 each way.  There is an additional charge for parking at the Stadium as well.

Meanwhile,  the USNA Concert Band will perform on the 4th of July at 8:00 p.m. in Susan Campbell Park.

And, for more fun this weekend, the 2012 Summer Concerts begin at Quiet Waters Park!  On Saturday, July 7th the Night and Day Band will be playing Big Band/Swing Music from 6 pm to 8 pm.  Admission to the park is free for concert-goers starting at 5 pm.  Bring your lawn chairs or picnic blankets to this fun community event.  The weekly concerts will continue through August 25t
