Happy Thanksgiving and Anne Arundel County Real Estate Market Update

What are you grateful for today? 

Some days, I am grateful just to be making it through – this has been a tough year in a lot of ways. 

I’m thankful that I have been able to continue business, that the real estate market is strong, and that people like you choose to do business with me!   

I’m also thankful that my real estate brokerage, eXp Realty, was already doing almost everything on line, using the latest technology, and was quick to adapt. As our CEO says, “We were made for this!” The company has been doing very well, sharing our virtual office technology with others, and bringing on more agents in big numbers. We now are in Canada, the United Kingdom, Australia, and South Africa, with more than 38,000 agents. And just opened in India. 

I’m thankful that it’s been possible to continue to help people move, to help them navigate this unusual market, and to put my skills, knowledge, and network to use for them. We’ve done a lot more virtual tours (both live and recorded), drone aerial video, video conversations, electronic signatures, and more. With our tools and systems, we help people do business efficiently, safely, and profitably! 

People are in such different places, from hunkering down where they are, to repositioning their lives and finances based on how things have shifted. Some are really struggling, and others are having a good year (and sometimes feeling guilty about that!) And almost everyone has spent enough extra time at home to be wondering if there might be a better place to live.  

A recent article titled “The Great Relocation: Americans Are Relocating By The Millions Because They Can Feel What Is Coming” on the Economic Collapse Blog started with:

This is a really odd time to be having a “housing boom”.  We are in the middle of the worst public health crisis in 100 years, endless civil unrest has been ravaging many of our largest cities, and we are experiencing the worst economic downturn since the Great Depression of the 1930s.  But even though more than 70 million Americans have filed new claims for unemployment benefits this year, home sales are absolutely rocking.  How in the world is this possible? 

The National Association of Realtors just wrote in the Weekly Housing Monitor on November 19th:
October existing home sales hit 6.85 million. the second all-time high level (tied with Feb 2006) since this series started in Jan 1999. The all-time high is 7.26 million in September 2005. Sales rose 4.3% from September’s level and up 26.6% year-over-year.

In other news, every year between Thanksgiving and Christmas, the Rotary Club of Annapolis supports the Salvation Army by ringing the bell at a booth at the foot of Main Street. This year, we have also created a virtual kettle, because people are not going out as much, and the need is great. 

In Annapolis so far this year, the Salvation Army has served 878 families, distributed 4,302 food boxes, spent $110,000 on food for distribution, distributed 680 Care Kits, and spent over $200,000 to help local households with rental and utility assistance.

For Annapolitans, it’s time for fun on the water!

Who do you know that would like to live on the waterfront? Or closer to the water?

While we have a major inventory shortage in most price ranges in the Annapolis area, the higher end is slower to move.   This means that good deals can be made now, especially on Annapolis waterfront homes!

As of the end of April, we had 3.39 months of homes for sale in Annapolis, a seller’s market. And, in the price range of $1M to $2.5M, we had 11.14 months of inventory – it’s a buyer’s market. It’s a great time to sell a house and move up!

Great Pacific Race 2018

Great Pacific Race 2018

Recently, I was in Monterey, California. What a beautiful coastline!   And it was fun to see the waterfront activity. The Great Pacific Race, a race of small human-powered high-tech rowboats was getting ready to depart for Hawaii. In fact, they leave Saturday! I shared some photos on Facebook earlier. (And if you would like to stay in touch on Facebook, if we’re not Facebook friends yet, click here and friend me!)

When you go out on the water in California, in most places, there aren’t a lot of convenient local destinations. In most places, it’s either day-sailing or heading out on the Pacific Ocean (or both!).

The Chesapeake Bay has so many fun places to go and things to do, like docking at restaurants on Kent Island for crabs, trolling for rockfish, or anchoring on Whitehall Creek for a picnic. And, sailboat racing, from fun races for the kids, to international regattas!

What are your plans to get out on the water this summer?

And, who do you know that would like a new home that makes that easier? Last week I went to a broker’s open house at a spectacular home on the South River with a gorgeous view and six deep-water slips. And this weekend, I’ll be visiting a luxurious estate on Childs Point.   It’s good to know what’s available.  Would you like to join me?

Anne Arundel County Real Estate Market Statistics July 2016

In Anne Arundel County, the real estate statistics through the end of June 2016 show that this year’s sales have been stronger than last year’s, with 18.98% more homes sold (a total of 4,420). And, they sold 8.89% faster, with an average of 82 days on market.

Across Anne Arundel County, sales of waterfront homes were up 13.41% compared to the previous year, with 186 homes sold in 2016 compared to 164 in 2015. And, the average net sold price was up 4.08% (to $800,023).  In the higher end smaller market of Annapolis, the number of waterfront homes sold year to date in 2016 (49) was below 2015 (53).  And the average net sold price was up 5.04% (to $1,079,714 from $1,027,952).

Here are more numbers on home sales, year to date through the end of for June 2016 vs. the previous year for Anne Arundel County:County-AnneArundelCountyMD-201606

  • Average Discount Off Original Price: 4.6% (was 5.5%)
  • Average Days on the Market: 82 (down 8.89%)
  • Number of Homes for Sale: 2,846 (down 12.67%)
  • Total Sales: $1,595,444,519 (up 20.11%)
  • Average Sold Price: $360,960 (up 0.96%)
  • Real Buyers (Home Sold): 4,420 (up 18.98%)

Overall, the sellers market has further strengthened since last year, with approximately 4 months of inventory, and more homes having sold more quickly.

Of course, conditions differ within sub-markets; each price range and neighborhood differs. For example, in Davidsonville, another high-end area, the market has been quite different.  While the number of houses sold year to date in 2016 was up 14.63% compared to the previous year, the average sold price was down 14.9%.

Now, more than ever, it’s important for home sellers to pay attention the market activity, and employ smart strategy and top talent, in order to make the best sale.
