Free Seminars on Annapolis Area Real Estate – First-Time Homebuyers and Investors

Do you know someone who is thinking about buying their first home?  Or someone who is renting and would be wise to think about buying a home?  Today’s market presents some amazing opportunities, and often people who are renting aren’t aware how easy it would be to own their own home, and don’t do anything because they don’t know how, and are afraid of making a mistake.  Instead of buying their own home, they are buying real estate for their landlord!

Good News! Here’s the data for July 2010 (vs July 2009)

Avg Sold Price as Percent of Avg Asking Price: 90.04 %

(down 1 percentage point)

Average Days on Market:  106 (down 17.19 %)

(this is a good thing)

Active Home Listings:       4277 (up 1%)

Total Sold Dollar Volume: $159,324,775 (down 8.36 %)

(houses are still selling)

Average Sold Price:           $396,330 (up 11.93 %)

Total Units Sold:                402 (down 18.13%)

(yours could be one of those sold next time)

In total this means that a few more homes are coming on the market, and some are selling for a bit more money.  Although the higher average price may simply be an indication that higher priced homes are more salable, versus an indication that prices are rising.  In fact, in most areas prices are stable, thank goodness.
