Annapolis Area Real Estate Market Update

You’ve probably been hearing positive news about the real estate market lately.  It’s nice for a change!  Today’s Wall Street Journal, in an article titled, “Rise in Home Resales Points to Stronger Market” said:

Sales of previously owned homes notched another rise in July, and prices showed annual gains for the fifth consecutive month, the latest evidence that Americans are starting to wade back into the housing market.

Local sales are up, too.  Sales volume so far this year in Anne Arundel County is 11% above last year.

The Wall Street Journal article also said:

Some analysts believe that the low inventory of existing homes is partly fueling strong sales of new homes. Toll Brothers Inc., TOL +0.42% the nation’s largest builder of luxury homes, said Wednesday that orders for new homes surged 57% in the quarter ended July 31 from a year earlier. On Thursday, the Census Bureau will release July data showing sales of new homes across the entire economy.

We have had more clients buy new construction this year than in recent years, and, even more than low inventory, the reason is that local builders have adjusted their prices to meet the market, more so than many individual home sellers.

Many homes are overpriced for today’s market, and buyers are looking hard to find value.  Pent-up demand is high, and the Fall selling season is approaching.

If you are interested in selling but for some reason or another haven’t put your house on the market, please let me know, as I may be able to find a buyer for you.

Just last week I got a call from someone who has subscribed to my mailings for quite a while, appreciated them, and is getting ready to sell her marvelous custom home this Fall.  (Details coming soon!)  It’s always nice to meet such “secret admirers,” and to get started working together.

Have a wonderful day, and if you are a “secret admirer”, please don’t hesitate to call and introduce yourself.  When you share your dreams with me, I can help you achieve them!

P.S. Considering a move?  Please call for a confidential chat.  Your personal needs, wants, and finances are my priority and my passion and my specialties run from waterfront luxury estates to distressed properties.

Luxury Foreclosure, Annapolis Maryland Waterview Home For Sale

Luxury Waterview Foreclosure Annapolis Maryland

Luxury Waterview Foreclosure in Annapolis Maryland

Last week, while showing homes to a client, I came across an amazing opportunity for someone who is ready to act quickly.

This custom-built luxury home, in the sought-after community of The Downs in Annapolis, offers spectacular water views from many rooms.  It’s a bank-owned property that was just listed with a new agent at the greatly reduced price of $774,900.

At one time, this home was listed for $2,499,000.  The current tax assessment is $1,288,400.  It seems that the bank is ready to get it off their balance sheet.

Are you ready to move fast for the right deal on a high-end home?  Or do you know someone who is?  If so, please call me today!  This one will go quickly.

Anne Arundel County Real Estate Market Statistics December 2011

Here are the latest numbers on home sales, for December 2011 vs December 2010 for Anne Arundel County:

Average Discount Off Original Price: 11%

Average Days on the Market: 141 (up 17.5%)

Number of Homes for Sale: 2,688 (down 14.64%)

Total Sales: $132,697,257 (up 1.67%)

Average Sold Price: $345,566 (down 1.51%)

While the sales numbers are not quite as rosy as November’s, the lower inventory provides some upward pressure on prices, along with the continued extremely low interest rates.

A statistic was just published about people in higher-end homes. As you may know, I have been saying for the past year that it is a good time to sell a modest-priced home and buy a higher-priced home. That’s because modest price ranges have gone down some, but the high end has dropped a lot more.

It was just published that the largest increase in mortgage defaults and foreclosures is in the Jumbo mortgages.

These distressed properties soften home prices even more because they increase the supply of houses on the market that are sold at a discount. That’s exciting for people who have wanted to buy up and haven’t been able to afford the house of their dreams.

Are you thinking of doing something with a higher-end home? Or do you know someone who is?

If your answer is yes, let’s talk.
