I hope you had a wonderful Thanksgiving weekend, and enjoyed some time off with friends and family.   The pie giveaway last week was great fun, a wonderful way to launch the holiday weekend.  It was such a pleasure catching up with folks.

Now, my email box is flooded with Cyber Monday deals, inspiring me to make an offer to you.

Have you been thinking of making a move, or do you have a friend who is?  Anywhere in the United States or abroad?

If you call and make an appointment with me today, and hire me or the person I recommend as your agent by December 1st, 2012, you will get a free $250 Visa gift card upon settlement.  To get this deal, you must mention this offer when you make your appointment.  This offer is also valid for your friends, so please feel free to share.

Yes, it’s true, $250 isn’t that much compared to the cost of a home.  Usually, I help people save thousands of dollars, have smoother and easier moves, and enjoy homes of their dreams.  That’s the best reward.

Happy holidays!

Here are further details on the Annapolis 4th of July 2012 Celebration Day, from the City of Annapolis web site:

Old Fashioned 4th of July Parade: step off at 6:30pm SHARP!

The 4th of July Parade is open to many different units, including color guards, floats, marching units, emergency vehicles, comic arts, car clubs, novelty units, commercial or business entries, and political units.  We welcome all groups and individuals to participate as entrants so long as they are decorated in a patriotic theme.  In the interest of presenting the finest entertainment to our spectators, all groups are encouraged to enter decorated floats, music units, and themed entries.  Unit lineup begins at 5pm.

USNA Concert Band at Susan Campbell Park: 8:00pm

The USNA Concert Band performs a public concert series featuring everything from light classics to marches to classic band literature and patriotic songs.  The 4th of July kicks off the USNA Band’s Annapolis concert series, the first of seven concerts through the summer.  Hear them every Tuesday from July 10 to August 14, 2012.

Fireworks: at dark, approximately 9:15pm

The fireworks display will be launched from a barge in the Annapolis Harbor and can be viewed from many excellent locations around the Harbor (see below).  For questions about boat restrictions during the fireworks, contact the City Harbormaster’s Office, 410-263-7973.

VIEWING AREAS

Parade:

Anywhere along the parade route offers a great view: inner West St., Church Circle (wrong way around) and Main St.  Spectators are urged to respect crowd control zones established by the Annapolis Police Department.

Concert:

Bring a chair or a cushion and enjoy the music with the Harbor in the background as the sun sets!  You’ll have a great seat for the fireworks after the concert!  NO alcoholic beverages or sparklers will be permitted.

Fireworks:

Susan Campbell Park is a fantastic view, but it is also the most crowded.  Views from Main St. and the Harbormaster’s Building area will be partially obstructed. Other suggested viewing areas are: public spaces northeast of the Severn River, any of the street-end parks facing Spa Creek, and aboard your favorite boat in Annapolis Harbor (confirm the required distance from the Barge with the City Harbormaster).

Spa Creek Bridge will be closed to traffic beginning at 9:00pm to create a spectator pier overlook offering an unobstructed view of the fireworks.

It’s that time of year again and we want to make sure you are ready and up-to-date on all the important information to make this year’s Fourth of July celebration safe and successful.

The Old Fashioned 4th of July Annapolis Parade is still seeking entries and will accept color guards, floats, marching units, emergency vehicles, comic arts, car clubs, novelty units, commercial or business entries, and political units.

We welcome all groups and individuals to participate as entrants as long as they are decorated in a patriotic theme.  If you would like to have a unit in this year’s parade, contact Special Events at specialevents@annaplis.gov

To view the parade, which will step off at 6:30 p.m. sharp, you can find curb seating along the parade route on inner West Street, Church Circle and Main St.

We encourage those attending the 4th of July Celebration to park at Park Place Garage or Knighton Garage for $10 all day and take the free Circulator down to City Dock.  An added bonus is that both garages are right on the parade route so you can step out of the garage and onto the sidewalk to find a great viewing spot.  The free Circulator runs 6:30 a.m. to midnight.  Go to www.AnnapolisCirculator.com for more information. Other event parking prices include $20 for Hillman and $15 for Gotts and the South and Larkin Lots. If you park at the Navy-Marine Corps Memorial Stadium the shuttle will cost $2 each way.  There is an additional charge for parking at the Stadium as well.

Meanwhile,  the USNA Concert Band will perform on the 4th of July at 8:00 p.m. in Susan Campbell Park.

Hurricane Irene – Anne Arundel County Maryland Information

Regarding the impending hurricane, it seems we are all making preparations, from stocking up with emergency supplies to partying.

A good friend and client shared this recipe for Hurricane Cocktails: http://www.foodnetwork.com/recipes/emeril-lagasse/hurricane-cocktails-recipe/

On a more serious note, County Executive Leopold declared a state of emergency for Anne Arundel County.  Helpful details are below.

I wish you well, and please know that if you need any assistance now or after the hurricane, I am here for you.

Take care, stay safe, and hug the ones you love!

County Executive John R. Leopold
OFFICE OF PUBLIC INFORMATION

County Executive Leopold Declares State of Emergency for Anne Arundel County

Residents in flood-prone areas advised to evacuate

Annapolis, MD (August 26, 2011) – County Executive John R. Leopold has declared a State of Emergency in anticipation of Hurricane Irene and is advising residents in the flood plain to evacuate.

We are expecting this storm to cause significant damage, including downed trees, damaged structures and flooding, County Executive Leopold said. While protecting property is important and should be done throughout today, safety is the highest priority. If you live in the flood plain, it would be a good idea to evacuate to higher ground until conditions improve and it is safe to return to your home.

Mandatory evacuations can only be issued by the Governor. However, the County is urging residents of low-lying areas to seek higher ground starting Saturday morning. The attached map shows the communities that are located in the flood plain. A phone message was sent to 10,000 people at 11:30 a.m. making them aware of shelter options.

The National Hurricane Center is forecasting that Hurricane Irene, presently located 420 miles Southwest of Cape Hatteras, NC, will move along the Delmarva coastline Saturday afternoon.  Hurricane Irene is now a Category 2 hurricane with winds of 110 miles per hour and is expected to hold its intensity over the next 24 to 48 hours.

The Governor has declared a State of Emergency for Maryland and various jurisdictions are moving persons out of vulnerable flooding areas. Anne Arundel County is encouraging residents in low-lying and coastal areas to relocate to higher ground.

A shelter will be open on Saturday at 4 p.m. at Annapolis High School, 2700 Riva Road, Annapolis, MD, 21401.  Domestic pets will be welcomed.  Please bring your pets food, medication, and vaccination records.  Please remember all necessary supplies such as medications, sleeping bag and pillow, baby and elderly essentials, cash, and important documents.

Prior to evacuating your home please secure all objects outside your home to minimize damage.

One good way to stay updated is to “like” Facebook pages listed at www.aacounty.org, including the Office of Emergency Management. You can also subscribe to an RSS feed to receive updates on your smart phone.

Here are some useful tips for citizens to prepare:

* Have a plan to shelter in place for 72 hours or evacuate.
* Update your supply kit with water (gallon per person per day), non-perishable food, fresh batteries and flashlight, radio, medications, and special need supplies for babies, elderly, and pets.
* Fill your gas tanks in vehicles.
* Fill all prescriptions.
* Have cash available.
* Bring in all outdoor furniture, decorations, garbage cans and anything else that is not tied down.
* Ensure your generator is safely accessible outside your home; a bicycle lock can be placed to secure your generator.
* Secure your home by closing shutters, and securing outdoor objects or bringing them inside.
* In a power outage, turn the refrigerator thermostat to its coldest setting and keep its doors closed.
* Turn off propane tanks.
* Reinforce your garage doors; if wind enters a garage, it can cause dangerous and expensive structural damage.
* Ensure a supply of water for sanitary purposes such as cleaning and flushing toilets. Sanitize and fill the bathtub and other large containers with water.

Additional preparedness information can be obtained at http://www.ready.gov/ or http://www.fema.gov/hazard/hurricane/index.shtm

For all emergencies, information will be released on local TV stations (WBAL TV (NBC), WMAR TV (ABC), WJZ TV (CBS), WBFF TV (FOX), radio stations (WNAV 1430 AM, WYRE 810 AM, WYPR88.1 FM, El Zol 99.1 FM, WFSI 107.9 FM, WBAL 1090 AM), and Anne Arundel Countys Community TV station Channel 98.

Sell Your Maryland House For Free (We Buy Houses All Cash)

It’s great to get something for nothing.  And some people just hate to pay REALTORs, or spend money on a house they are selling.

It’s even worse when they know they won’t be able to get as much for their house as they want, that maybe they could have gotten a few years ago.

Don’t want to clean and stage your house to make it appealing?

Don’t want to pay any REALTOR fees?

You are not alone.  (And the vultures are circling.)

Last week, someone told me proudly that he sold his house himself, with no Realtors involved.  He wouldn’t tell me the sales price.  The land records show that he sold it several hundred thousand dollars below market value.

If you know someone who would be happy to sell their house cheap, to avoid paying a stinking REALTOR, please call me immediately.   One of my investor clients will take it off their hands, with no fees.

Or, if you (or your friend) will invest a little time and money, to make more money, I’ll be happy to go to work for you, and help you increase your bottom line.

Call me today for all your Annapolis real estate needs.

Five Ways to Buy Maryland Real Estate with Nothing Down

Today, the news says the economy is a mess, people are having trouble paying their bills, and the banks are being cautious about lending.   And they say that all this trouble came from lending that was just too free and easy.

And yet, people are still buying homes with nothing down!

Tempted?   Here are five ways that are proven to work…

1.  Get a Veterans Administration (VA) loan.  This is a great solution for active duty military and former service members.  Got orders to Fort Meade, NSA, USNA, Andrews AFB, Annapolis Naval Station, the Pentagon, or another Maryland duty station?  Consider a VA loan.

2.  Get 100% financing through your credit union.  Navy Federal Credit Union, for example, offers 100% financing at competitive rates, and membership is open to many people other than service members, including DoD civilian employees, DoD contractors assigned to US government installations, and family members.  Here’s the eligibility checklist.

3.  Get help from your employer.  Many employees, of companies and the State of Maryland, are eligible for no-interest loans and employer matching funds for downpayments.  The CDA programs including “House Keys for Employees” and the “BRAC Match” programs can cover the entire downpayment.  Check with your Human Resources Department at work.

4.  Negotiate for the seller to pay closing costs.  This is very common in our market, especially for homes priced below $350,000.

5.  Get a gift from a friend or family member to help with the downpayment.

If you know someone who doesn’t yet own their own home, please share this information with them!  (If you want, feel  free to delete the part about the gift.)

Call me today for all your Annapolis real estate needs.

“Carlyn got us a quick sale above the asking price. She qualified prospects well, used a professional photographer for advertising photos, and provided expert advice during negotiations. Carlyn is what other Realtors aspire to be!”
– Paul Donnelly

“As first time home buyers, Carlyn Lowery was very attentive to our basic needs of walking us through each step of the home buying process from a novice standpoint. The long detailed list of items due at specific times from the start of the contract all the way through to the week of closing was greatly appreciated. It was great having an agent who took the time to clearly lay this all out for us. End result – a very smooth time at settlement. No surprises!”
– Ann Hannam

“We wanted a professional who would work with us to sell our home
quickly for a good price and protect our interests as sellers through the process.
Carlyn’s business acumen is her (and will be your) greatest asset.”
