Anne Arundel County Real Estate Market and Events in Annapolis

The real estate market is starting this year strong in Anne Arundel County, with lots of action in between snowstorms!  In January, 649 homes went under contract, which is more than any January in the last 10 years!  And I’m happy to say that the Glen Burnie home that I wrote about last week has already gone under contract (with multiple offers), and a Davidsonville home that we sold on a lease-option last year closed in February.  We recently helped other wonderful buyers find homes and investment property in Howard County (Ellicott City and Columbia).

Right now I am working with buyers who are looking for

  • a waterfront home on Spa Creek or Back Creek
  • a house in Davidsonville
  • a house where the owners are tired of managing it and would sell on a lease-option or take payments over time

Pickings are slim in the MLS.  Do you know anyone who might be able to help me out with these?

And in other news…. How would you like to improve these cold winter days with toasty, tasty pies?  My friend Ken Haedrich at The Pie Academy was just interviewed by USA Today for today’s article “10Best: Places to get a sweet slice of American pie.”  One of his top ten pie shops, Dangerously Delicious Pies, is here in Baltimore.  I’m gonna have to check it out.  You can learn the ins and outs of pie making at Ken’s comprehensive web site ThePieAcademy.com

How about an opportunity to give locally, supporting people who are short on food? Join the folks at Revolution Annapolis for the Grocery Store Buyout on March 22.  Let me know if you can join me and help empty the shelves at Shoppers Food Warehouse!

And, my friend Evan Koslow, a family law attorney, is hosting a Lunch ‘N’ Learn on “Financial Strategies for your Family” on Saturday March 14th.  I’ll be on a panel with a financial planner and an estate attorney.  Would you like to join us?  You can find more details and register for this free seminar at http://www.koslowlawfirm.com/March14.shtml

Annapolis Luxury Home Sales Soared in Final Months of 2012

CNN reported Tuesday that luxury home sales soared in final months of 2012, which prompted me to do further analysis on our local market. CNN wrote:

Many sellers wanted to cash in on their homes before a widely expected capital gains hike — to 20% from 15% — that was part of the fiscal cliff budget deal. High-income earners (singles with income of $200,000 or more and couples making more than $250,000) also wanted to close sales ahead of a 3.8% Medicare surtax on investment income that was already slated to go into effect this year as part of the Affordable Care Act.

All told, a high-earner would pay $88,000 less in taxes if they made a $1 million profit on their home in 2012 rather than in 2013.

That considerable tax savings motivated many wealthy homeowners to move fast. According to the National Association of Realtors (NAR), sales of homes valued at $1 million or more spiked 51% in November compared with a year earlier.

Locally in Anne Arundel County, we also saw a year-end spike in high-end sales. The Institute for Luxury Home Marketing defines the luxury market as the top 10 percent of sales. For us, these are homes that sold above $600,000.

Sales of homes above $600,000 in Anne Arundel County increased 24% in 2012 over 2011, and the settlements in the fourth quarter were 47% above 2011.

Sales of homes above $1,000,000 also increased, yet not quite as much.  Those sales in 2012 were 12% above 2011, and in the fourth quarter, 8% higher than 2011.

With the market strengthening, especially in the higher end, and interest rates remaining at historic lows, 2013 looks like a good year for those who want to make a move.

Here are some client reviews of Carlyn Lowery…

“Carlyn got us a quick sale above the asking price. She qualified prospects well, used a professional photographer for advertising photos, and provided expert advice during negotiations. Carlyn is what other Realtors aspire to be!”
– Paul Donnelly

“As first time home buyers, Carlyn Lowery was very attentive to our basic needs of walking us through each step of the home buying process from a novice standpoint. The long detailed list of items due at specific times from the start of the contract all the way through to the week of closing was greatly appreciated. It was great having an agent who took the time to clearly lay this all out for us. End result – a very smooth time at settlement. No surprises!”
– Ann Hannam

“We wanted a professional who would work with us to sell our home
quickly for a good price and protect our interests as sellers through the process.
Carlyn’s business acumen is her (and will be your) greatest asset.”
– Sue Bogard

“Carlyn was wonderful. She was organized, prepared, and knew the steps to take to sell our home quickly and used a wide array of marketing to get the job done. She gave great advice
during each of the phases, and in particular on the negotiation.”
– Michael Morgan
