Anne Arundel County Real Estate Market Statistics November 2018

As you may have heard in the news, our real estate market is shifting rapidly.  In Anne Arundel County, while the Average Sales Price rose in November 2018, and Average Days on Market declined, home sales were down from the prior month of October and also the prior November, and inventory was up.  Here are some market statistics for you for the year to date through the end of November in Anne Arundel County, compared to last year:

  • Average Discount Off Original Price: 4.9% (was 4.6%)
  • Average Days on the Market: 75 (down 17.58%)

  • Total Sales: $243,785,349 (down 5.32%)

Per Mortgage News Daily, the average interest rates on 30-year fixed loans are still under 5 percent (averaging 4.72% on Friday).

Mortgage Rates Preserve Most of Last Week’s Gains

Yet forecasts are for a continued slowdown.   “The Mortgage Bankers Association (MBA) added a little more evidence to the pile indicating a rather rapid slow-down in the housing market.  MBA’s Builder Application Survey (BAS) data for November shows mortgage applications for newly constructed home purchases falling by 14 percent compared to October.  The MBA data is not adjusted to account for seasonal variations, and while sales nearly always decline this time of year, applications were also down 11 percent compared to November 2017.”

Not Just the Season; MBA Predicts New Home Sales Down Sharply

This means that it’s a great time to get a great buy on a home.  Buyers are more scarce, sellers are more flexible, and the average interest rates are still low.  It also means that it is becoming harder for sellers to find real buyers, and get to closing.   It’s more important than ever for sellers to get good advice, to stage and price their homes well, and thoroughly manage the process from contract to closing.

I love to help clients succeed in this challenging market.

It’s a seller’s market.  Inventory is low, with just 2.9 months of supply on the market.  And, as you may have heard, the Fed has been slowly raising interest rates

The uncertainty is causing many savvy buyers to move more quickly than they might have otherwise.   We can see that the news is getting out – per Mortgage News Daily,

Yet the inventory shortage is still in place.

This means that homeowners have the opportunity to take advantage of the situation.  It’s the time to sell for top dollar and get a good buy on the next home.  Now is the time to get started, in order to complete a move this year.  Who do you know who might be interested in making a move?

URGENT: Is it a good time to sell my house?

Who do you know who is thinking of moving this year?  Wondering… is it a good time to sell the house?

This is a quick note to say yes, Act Now!

Current market data that I have gotten from the MLS and other reliable sources, including conversations with local Realtors, is showing that a combination of factors are making now a good time to sell, whether to move up or downsize.

  1.  Listing inventory is low – the lowest inventory in TEN YEARS in Anne Arundel County (1741 listings at the end of January, down 14.5% from last January)
  • Interest rates are rising – recently hitting a four-year high of 4.58% on 30-year fixed mortgages– causing buyers to get off the fence and get shopping.

Here are some relevant charts and articles.

Should I list my house now or wait for the Spring?

It’s that time of year when people start wondering, “Should I list my house now or wait for the Spring?”

Here’s some info on the state of the market. Yesterday, Matthew Graham at Mortgage News Daily wrote in an article Mortgage Rates Recover After Flynn Headlines:

  • Mortgage rates were at their highest levels in roughly 1 month as of yesterday afternoon.
  • While rates remain low in absolute terms, they’ve moved higher in a more threatening way heading into the 4th quarter, relative to the stability and improvement seen earlier in 2017.

As you know, when rates go up, monthly payments get higher and people can’t afford as much house. It’s a sellers’ market in Anne Arundel County now – as of the end of last month we just had 3.2 months of inventory, way below the 5-year October average of 4.6 months. In about a week, the next month’s MLS statistics will be out, and I’ll get them to you.

If you’re thinking of moving, or you hear of someone who is, it’s a great time, so let’s talk sooner rather than later. All but one of my active listings have sold, and I’ll be in town for the holidays and ready to meet with people who have moving on their wish list.

It’s a seller’s market.  Inventory is low, with just 2.4 months of property on the market.  And, as you may have heard, the Fed has been slowly raising interest rates, and we are facing a debt ceiling issue in a few weeks.  The uncertainty will motivate many savvy buyers to move more quickly than they might have otherwise.

All of which means, we are looking for more sellers, who would like to take advantage of the situation.  Now is the time to get started, in order to complete a move this year.  Who do you know who might be interested in making a move?

If you know someone who is curious what their house would fetch in today’s market, and what else might be available, please introduce us.  I’m happy to help them find that out!

Here are some client reviews of Carlyn Lowery…

“Carlyn got us a quick sale above the asking price. She qualified prospects well, used a professional photographer for advertising photos, and provided expert advice during negotiations. Carlyn is what other Realtors aspire to be!”
– Paul Donnelly

“As first time home buyers, Carlyn Lowery was very attentive to our basic needs of walking us through each step of the home buying process from a novice standpoint. The long detailed list of items due at specific times from the start of the contract all the way through to the week of closing was greatly appreciated. It was great having an agent who took the time to clearly lay this all out for us. End result – a very smooth time at settlement. No surprises!”

quickly for a good price and protect our interests as sellers through the process.
Carlyn’s business acumen is her (and will be your) greatest asset.”

“Carlyn was wonderful. She was organized, prepared, and knew the steps to take to sell our home quickly and used a wide array of marketing to get the job done. She gave great advice
during each of the phases, and in particular on the negotiation.”
