But for other real estate agents and buyers, the practice of pocket listings, also known as office exclusive listings or off-MLS (multiple listing service) listings, is frustrating. Now that practice in the Washington area may be coming to an end. It’s a hot debate about eliminating “pocket listings” and making all information available to home buyers. At the same time, sellers want things done their way, at their convenience, and to their advantage. Obviously, different people have different interests, and the landscape is changing. Anne Arundel County Real Estate Market Statistics August 2019
Are you wondering what is going on in the Anne Arundel County real estate market? You can use local market statistics to help make the best choices.

Here are some market statistics for August of 2019 in Anne Arundel County, compared to last year:
- Average Discount Off Original Price: 2.7% (was 3.4%)
- Average Days on the Market: 54 (down 21.74%)
- Total Sales: $366,155,110 (down 4.51%)
- Average Sold Price: $404,591 (down 4.51%)
- Real Buyers (Homes Sold): 907 (up 0.22%)
- Pending Sales (Homes Under Contract): 1,497 (up 19.38%)

While the numbers show that on average homes sold faster, and about the same number sold, looking more closely shows a different story. Only 562 detached homes were sold, compared to 596 last year, a 7.38% reduction. The increased sales have been townhomes and condos.
Also, because we are so active in the market, my colleagues and I have noticed a trend that hasn’t made headlines, and is not so obvious at first glance. You find these things out by talking to people active in the business. More contracts have been falling through. For a lot of people, this has made the moving process even more of an emotional roller coaster than it usually is!
In order to give the best advise to my clients, I looked over the numbers in more detail. In the past few months, there has been a growing gap between contracts and homes sold. In August, new pending sales rose sharply – 1,497 contracts pending, an overall increase of 19.38%. Yet, the number of homes sold was nearly flat compared to last August.
What this means for you, if you are planning a move, is that it is important to get professional advice and get ready for the market conditions that affect your particular type of property. It’s important to look beyond the averages and get into your specific part of the market. And, have a strategy to “bulletproof” your contract, to give yourself the best chance of getting from contract to closing.

Now that we are more than half way through the year, here are some updated market statistics.

This year, the local real estate market started off stronger than it did last year. Yet this past month of June 2019 was slower in sales.
Here are some market statistics for you for the first six months of 2019 in Anne Arundel County, compared to last year:
- Average Discount Off Original Price: 2.8% (was 2.9%)
- Average Days on the Market: 72 (down 8.86%)
- Total Sales: $1,862,945,250 (up 5.20%)
- Average Sold Price: $408,630 (up 4.12%)
- Real Buyers (Homes Sold): 4,565 (up 1.17%)

While the year started off stronger than last year, we saw a slowdown in June, compared to last year. Only 918 homes were sold, compared to 979 last year, a 6.23% reduction.
These numbers tell a story, of what has happened in the past. Everyone wants to know what is coming next. What we are seeing on the street now is that some sellers who didn’t get their properties sold in the Spring are becoming more flexible, and buyers are often finding more negotiating room, and less competition, than earlier in the year.

Real Estate Problems and Solutions in Anne Arundel County, Maryland
Most of my clients who listed this Spring have found buyers already.
A couple are still seeking the right buyers, and people are actively shopping, so I expect to find their buyers soon.
Inventory is low – we have more buyers than sellers active in the market right now.
Who do you know who has a house that they don’t need or want, and yet they also don’t want to go through the hassle of staging for sale?
Maybe they have a lot of other things going on in life, and they just don’t have time to deal with this real estate problem.
A tired landlord, who has had enough of tenants and toilets?
An accidental landlord, who just couldn’t sell for enough to pay off the mortgage?
Or someone who doesn’t want the house, yet really needs the income that they get from the rent, and can’t afford to have their cash sitting the bank earning just a fraction above zero percent, or gambling in the stock market.
And maybe they don’t have time or energy to stage the house to make it look like a model home, or like the ones on HGTV.

It’s inspiring, and… I have my work cut out for me. It’s easier to watch the book and the shows than to sort through the clutter, that’s for sure! It’s shaping up to be a good Spring market. After a slow December, as they said at Mortgage News Daily, “A Surprise in Pending Sales Kicks Off 2019.”
Lawrence Yun, the chief economist for the National Association of Realtors, said “Income is rising faster than home prices in many areas and mortgage rates look to remain steady. Furthermore, job creation will help lift home buying.”
I hope he is right, and am very glad the government shutdown is over. That had a big impact on those of us in Anne Arundel County and the Washington, DC, area.

2018 was a strong year for real estate sales in Anne Arundel County. While the Average Sales Price rose in 2018, and the Average Days on Market declined, the number of homes sold declined slightly compared to 2017 . Here are some market statistics for you for the entire year of 2018 in Anne Arundel County, compared to last year:
- Average Discount Off Original Price: 3.6% (was 4.3%)
- Average Days on the Market: 75 (down 16.67%)
- Total Sales: $3,659,209,090 (up 2.78%)
- Average Sold Price: $401,537 (up 4.9%)
- Real Buyers (Home Sold): 9,113 (down 2.02%)

Everyone is wondering what this year ahead will bring.
January 2019 was a busy month for me, and I’ve heard similar reports from colleagues. Several seller clients are getting their homes ready for market, and a few have made it onto the market – in advance of the Spring rush.
At an open house in Millersville, we had thirty-one sets of people through the home, and it sold with multiple offers in the first weekend.
Now with the cold weather and snowstorms, things have slowed down a bit. Sales, like snowflakes, come in flurries. People often want to time the market, and know when the next rush will come.
It’s important for sellers to realize that it’s good to have their properties on the market just as soon as they know they want to sell – that way, when buyers appear, their property can be discovered! (Don’t keep it a secret!)

Change means opportunity! Real Estate Market Update
Wow, the financial markets have been wild lately! Between the increase in federal funds rate, government shutdown, and the decrease in the stock market, uncertainty is high. One of the explanations I heard for the most recent volatility is that investors are not getting the usual data that they use to make decisions, due to the government shutdown.And in the midst of all this, mortgage rates have decreased. Per Mortgage News Daily… Mortgage Rates Lowest in Nearly a Year This means that buyers can get more house for the same monthly payment. With the market moving towards a buyers market, it’s a great time for buyers to make a good deal. Who do you know that is still renting? If you know of someone who wants to buy and is working on their credit, it’s important that you know that I am now working with investor buyers who will buy the house of their choice and rent it to them with an option to buy. Please introduce me to anyone who might like to buy or rent-to-own. And as far as sellers go, it’s a good time to get ahead of the Spring market, when there is less competition and serious buyers!
