Anne Arundel County Real Estate Market Statistics June 2017

Here are some market statistics for you for the year to date through the end of June in Anne Arundel County, compared to last year:

  • Average Discount Off Original Price: 3.3% (was 4.6%)
  • Average Days on the Market: 68 (down 17.07%)
  • Number of Homes for Sale: 2,579 (down 9.38%)
  • Total Sales: $1,760,540,478 (up 10.35%)
  • Average Sold Price: $379,345 (up 5.09%)
  • Real Buyers (Home Sold): 4,641 (up 5.02%)

It’s a seller’s market.  Inventory is low, with just 2.4 months of property on the market.  And, as you may have heard, the Fed has been slowly raising interest rates, and we are facing a debt ceiling issue in a few weeks.  The uncertainty will motivate many savvy buyers to move more quickly than they might have otherwise.

All of which means, we are looking for more sellers, who would like to take advantage of the situation.  Now is the time to get started, in order to complete a move this year.  Who do you know who might be interested in making a move?

Anne Arundel County Real Estate Market Statistics December 2016

Happy Holidays! Merry Christmas!

It seems like almost everyone is shopping for food and gifts to celebrate the holidays, and some are also shopping for homes!  

Here are some market statistics for you for the year to date in Anne Arundel County, compared to last year:

  • Average Discount Off Original Price: 4.3% (was 5.8%)
  • Average Days on the Market: 75 (down 11.76%)
  • Number of Homes for Sale: 2,386 (down 10.00%)
  • Total Sales: $3,067,017,614 (up 15.81%)
  • Average Sold Price: $364,904 (up 1.64%)
  • Real Buyers (Home Sold): 8,404 (up 13.94%)

Final numbers for the year will come out in January, and I want to give you the early data now.   It’s a seller’s market.  Inventory is low, with just 3.3 months of property on the market.  And, as you may have heard, the Fed just raised interest rates yesterday.  Local mortgage brokers told me that this has already resulted in increasing mortgage rates and volatility.  The uncertainty will motivate many savvy buyers to move more quickly than they might have otherwise.

Anne Arundel County Real Estate Market Statistics July 2016

In Anne Arundel County, the real estate statistics through the end of June 2016 show that this year’s sales have been stronger than last year’s, with 18.98% more homes sold (a total of 4,420). And, they sold 8.89% faster, with an average of 82 days on market.

Across Anne Arundel County, sales of waterfront homes were up 13.41% compared to the previous year, with 186 homes sold in 2016 compared to 164 in 2015. And, the average net sold price was up 4.08% (to $800,023).  In the higher end smaller market of Annapolis, the number of waterfront homes sold year to date in 2016 (49) was below 2015 (53).  And the average net sold price was up 5.04% (to $1,079,714 from $1,027,952).

  • Average Days on the Market: 82 (down 8.89%)
  • Number of Homes for Sale: 2,846 (down 12.67%)
  • Total Sales: $1,595,444,519 (up 20.11%)
  • Average Sold Price: $360,960 (up 0.96%)
  • Real Buyers (Home Sold): 4,420 (up 18.98%)

Overall, the sellers market has further strengthened since last year, with approximately 4 months of inventory, and more homes having sold more quickly.

Of course, conditions differ within sub-markets; each price range and neighborhood differs. For example, in Davidsonville, another high-end area, the market has been quite different.  While the number of houses sold year to date in 2016 was up 14.63% compared to the previous year, the average sold price was down 14.9%.

Now, more than ever, it’s important for home sellers to pay attention the market activity, and employ smart strategy and top talent, in order to make the best sale.

In Anne Arundel County, the real estate statistics through the end of July 2015 show that this year’s sales have been stronger than last year’s, with 17.47% more homes sold (a total of 4573). However they sold 8.75% slower, with an average of 87 days on market.

The number of waterfront homes sold in Annapolis year to date in 2015 was the same as 2014.  Across Anne Arundel County, sales of waterfront homes were up 6.21% compared to the previous year.  However, the average sold price was down 4.88%.

Whereas the overall statistics show that we have moved into a sellers market, with approximately 4 months of inventory, it is also important to note that average sales prices are down and the average discount taken has increased.

Of course, conditions differ within sub-markets; each price range and neighborhood differs. For example, in Davidsonville, a high-end area, the market has shifted even more dramatically; the number of homes sold year to date in 2015 was up 26.32% compared to the previous year, yet the average sold price was down 7.36%.

Now, more than ever, it’s important for home sellers to pay attention the market activity, and employ smart strategy and top talent, in order to make the best sale.
