Mayor Invites Residents, Visitors to City’s Independence Day
Festivities
Parade starts at 6:30 p.m. Sunday; concert and fireworks to follow

Annapolis, Md. (07-02-10) – Mayor Joshua J. Cohen invites residents and
visitors to attend the City’s Independence Day festivities on Sunday,
July 4, which will include a parade, a concert by the U.S. Naval Academy
Band and a $20,000 fireworks display.

An estimated crowd of 50,000 or more is expected to descend on the
city, and, to that end, Mayor Cohen advises visitors to come early, park
at Navy-Marine Corps Memorial Stadium and take the free City shuttle
into downtown for the festivities. The stadium lot opens at 3 p.m., and
there is a $5 charge for parking.

Road closures will go into effect at 4:30 p.m. and last until 10:30
p.m., primarily for downtown and Eastport. Vehicular traffic will be
denied access to downtown from 5 to 10:30 p.m. At 9 p.m., the Spa Creek
Bridge that connects downtown and Eastport will be closed to car
traffic, creating a spectator pier with an unobstructed view of the
fireworks.

No-parking zones will be posted to accommodate emergency vehicle to
facilitate safe, timely egress for spectators from the Eastport
Peninsula after the event.  Violators will be towed.

A full list of road closures and no-parking zones are listed on the
City’s website, www.annapolis.gov, or go to http://bit.ly/aT8syL

The parade starts at 6:30 p.m. sharp with a parade that will proceed
into downtown, beginning on Amos Garrett Boulevard and then right on
West Street, around Church Circle, down Main Street, left on Randall
Street and disbanding near the Market House.

The U.S. Naval Academy Band will perform at 8 p.m. at Susan C. Campbell
Park at City Dock.

The fireworks are scheduled to go off at about 9:15 p.m. The display
will be launched from a barge in the Annapolis Harbor. Boat restrictions
are in place. Because of the anticipated crowded conditions, boaters are
urged to select their preferred viewing-area anchorage early and are
also warned to avoid the 1,000-foot SAFETY ZONE around the fireworks
barge. Contact the Harbormaster’s office (410-263-7973) for more
details.

“There’s nothing like celebrating Independence Day in the state
capital, which for a brief time in Colonial days was our nation’s
capital,” Mayor Cohen said. “We can all do our part to make it an
enjoyable experience by following the traffic restrictions, parking at
the stadium and using the shuttles.”

Enjoy the celebrations of our nation’s independence!

Investing in Annapolis Real Estate with Your IRA

I just went to a workshop on investing in real estate with your IRA, and talked with quite a few people who are doing it. One couple is lending IRA money to a person who buys foreclosures, fixes them up, and sells them. A couple guys were buying tax liens, using funds from others’ IRAs. Another was partnering on long term rentals. And others, all kinds of interesting alternatives to the stock market for retirement money, and to institutional loans for the entrepreneurs.

It seems to be a pretty neat way for people to put that retirement money to work, and it’s not too difficult to do things like making loans or splitting ownership with a friend who is more experienced at property management or renovations. Also, because IRA money is usually invested for the long term, it’s great for buying in a down market and holding the investment for a while. Let me know if you’d like to know more.

Annapolis Real Estate Market Statistics January 2010

As expected, the National Association of Realtors (NAR) reported a decline in existing home sales at the end of 2009, as first time buyers rushed to beat the tax credit deadline and close their transactions by November 30. Although Existing home sales fell by 16.7 percent in December, sales remained brisk enough to break the 5 million unit mark, bringing total the number of existing homes sales up to 5,156,000 for all of 2009. The 2009 sales figures were almost 5 percent higher than the year before, creating first year-over-year sales gain since 2005.

Chief NAR economist Lawrence Yun remains cautiously optimistic about the national housing market. “It’s significant that home sales remain above year-ago levels, but the market is going through a period of swings driven by the tax credit,” he said. ‘We’ll likely have another surge in the spring as home buyers take advantage of the extended and expanded tax credit. By early summer the overall market should benefit from more balanced inventory, and sales are on track to rise again in 2010. However, the job market remains a concern and could dampen the housing recovery – job creation is key to a continued recovery in the second half of the year.”

Here are some client reviews of Carlyn Lowery…

“Carlyn got us a quick sale above the asking price. She qualified prospects well, used a professional photographer for advertising photos, and provided expert advice during negotiations. Carlyn is what other Realtors aspire to be!”
– Paul Donnelly

“As first time home buyers, Carlyn Lowery was very attentive to our basic needs of walking us through each step of the home buying process from a novice standpoint. The long detailed list of items due at specific times from the start of the contract all the way through to the week of closing was greatly appreciated. It was great having an agent who took the time to clearly lay this all out for us. End result – a very smooth time at settlement. No surprises!”

Carlyn’s business acumen is her (and will be your) greatest asset.”
