Are Solar Energy systems a viable option for Annapolis Home owners?

f1Annapolis, Maryland – If you are interested in saving money on your energy bills please know that there are finally home builders out there that are making solar power a viable option for you. Many are currently offering solar power systems as an optional feature, touting their “Green Energy” initiative as a selling feature. Fortunately, their pledge to achieve superior environmental performance as well as reducing the cost of home ownership is about to become a reality.

Realistically, each 3-kilowatt solar power system will lower the homeowner’s electric bills by up to 60%, and can result in a carbon footprint reduction of up to 48%. Not only is this a wonderful savings for the homeowner but also allows them to remain energy independent when electricity rates increase. In addition, this wonderful option yields environmental benefits for the entire community.

When a solar system has been properly installed on your Annapolis home, you will be able to track how much power your system is producing, as well as evaluate its environmental benefits, all through a web-based remote monitoring system.

Many of the folks I have spoken to in the Annapolis area have been somewhat hesitant, only because of the large upfront cost, however there are even ways around that. In fact, several companies near Annapolis will come in and install your solar equipment for free, running it on a lease basis, and selling you back the inexpensive power that it generates.

Is it something to consider, here in Annapolis? The answer is absolutely. As always, do your homework, bring in a few of the established contractors, and see just what they have to offer you. They will be able to evaluate your particular situation based on amount of sunlight at our location, overhanging trees, and even which way the main body of your roof faces. Silly as it sounds, a system that is completely viable for your neighbor across the street, may not work for you at all.

Have you considered Owner Financing on your Annapolis home?

f1Annapolis, Maryland – As we are all too aware, obtaining a mortgage today is much harder than it was just a few years ago. Much of that is due to the obvious fall out from the real estate recession, which started in 2010. Many areas were faced with a true crisis of confidence in the marketplace, as banks rushed to give out money, often to people who probably should not have been granted mortgages to begin with. Unfortunately, the knee-jerk reaction to that was to tighten lending guidelines across the board, even to well qualified Buyers. The impact that has had on sellers here in the Annapolis area cannot be understated.

One old concept, which is seeing a bit of a revival these days, is Owner Financing. This concept can give home sellers an edge over competition as it fully eliminates a large obstacle many buyers face today, and in turn will help augment your number of buyers. Another benefit to consider is the steady income you will receive from the mortgage payments. Right now with all of the market volatility that we are experiencing, and deposit interest rates near 0%, this could be your one steady interest earner – in some cases up to 7% or more!

This could be a great monthly return if you don’t need the proceeds from the sale of your home immediately. You might also consider partial seller financing. Most buyers will have a cap on their loan allowance, and as the seller you can consider financing the rest at a higher interest rate than normal.

Keep in mind that as the seller you would not have to hold on to this mortgage forever, as it can be sold on a secondary market. With that all said, however, you also need to seriously consider the issues of a potential Buyer default, which could leave you facing the prospect of having to foreclose on the mortgage and reclaim the home through that process. Of course, you never know what the Annapolis real estate market will be like at that time, but fortunately this area has remained more stable than other regions of the country.

Annapolis Luxury Home Sales Soared in Final Months of 2012

CNN reported Tuesday that luxury home sales soared in final months of 2012, which prompted me to do further analysis on our local market. CNN wrote:

Many sellers wanted to cash in on their homes before a widely expected capital gains hike — to 20% from 15% — that was part of the fiscal cliff budget deal. High-income earners (singles with income of $200,000 or more and couples making more than $250,000) also wanted to close sales ahead of a 3.8% Medicare surtax on investment income that was already slated to go into effect this year as part of the Affordable Care Act.

All told, a high-earner would pay $88,000 less in taxes if they made a $1 million profit on their home in 2012 rather than in 2013.

That considerable tax savings motivated many wealthy homeowners to move fast. According to the National Association of Realtors (NAR), sales of homes valued at $1 million or more spiked 51% in November compared with a year earlier.

Locally in Anne Arundel County, we also saw a year-end spike in high-end sales. The Institute for Luxury Home Marketing defines the luxury market as the top 10 percent of sales. For us, these are homes that sold above $600,000.

Sales of homes above $600,000 in Anne Arundel County increased 24% in 2012 over 2011, and the settlements in the fourth quarter were 47% above 2011.

Sales of homes above $1,000,000 also increased, yet not quite as much.  Those sales in 2012 were 12% above 2011, and in the fourth quarter, 8% higher than 2011.

With the market strengthening, especially in the higher end, and interest rates remaining at historic lows, 2013 looks like a good year for those who want to make a move.

Anne Arundel County Real Estate Market Statistics December 2012

In Anne Arundel County, 2012 sales were much stronger than 2011, with 13.94% more homes sold (a total of 5859).  Plus, they sold 11.48% faster, with an average of 108 days on market.

Sales of waterfront homes in Annapolis in 2012 were up a full 32% compared to 2011.  Across Anne Arundel County, sales of waterfront homes were up 23% compared to the previous year.

Now we have an inventory shortage.  Buyers are shopping, and sellers are needed!  If you or someone you know is thinking of selling this year, it’s time to get started!

Our local real estate market ended the year strong with a busy holiday season.

Last month, 441 sales closed, more than the previous December by 14.84%. Listings are down 22.43%, to 2,085, as compared to 2,688 a year ago.

  • Average Discount Off Original Price: 6.7% (was 11%)
  • Average Days on the Market: 96 (down 31.91%)
  • Number of Homes for Sale: 2,085 (down 22.43%)
  • Total Sales: $153,854,572 (up 15.94%)
  • Average Sold Price: $348,877 (up 0.96%)
  • Real Buyers (Home Sold): 441 (up 14.84%)
