Annapolis is one of the Best Places to Live in America!

Did you hear that Annapolis just made another list of the top places to live?  This month, Outside Magazine‘s article “The 16 Best Places to Live in America: 2015“, said:

To see Annapolis shine, come on a Wednesday evening in the summer, when the weekly sailboat race draws more than 100 boats to the harbor. After the race, the locals party like, well, sailors. You’ll find crews talking smack over the night’s race footage at the Boatyard Bar and Grill. But you don’t have to sail to get on the water: in the spring, kayakers and paddleboarders float Spa Creek. On land, runners tackle the three-mile trail to the old Navy radio transmission towers on Greenbury Point. With some 39,000 residents, Annapolis is a manageable city. Downtown, you’ll run into midshipmen from the U.S. Naval Academy and students from St. John’s College discussing Kant at City Dock Coffee.

While it’s not cheap, you can buy a home with bay views for under $400,000, and jobs—many in tourism and the military—are plentiful. It can get touristy on peak weekends, but locals know to head for Wild Country Seafood, in an alley behind a maritime museum. They’ll share picnic tables and tuck into platters of Maryland blue crab, freshly caught that morning by the father-son duo who run the joint.

Nice article!  And I do love living in Annapolis, and enjoying those great spots.  I’m not sure they consulted a local Realtor about housing, though.  If you know of a nice home with bay views for $400,000, let me know and I’ll introduce you to buyers!  (Right now, a fabulous Annapolis waterfront cottage with views and a dock is available for $630,000!)

Anne Arundel County Real Estate Market Statistics August 2015

In Anne Arundel County, the real estate statistics through the end of July 2015 show that this year’s sales have been stronger than last year’s, with 17.47% more homes sold (a total of 4573). However they sold 8.75% slower, with an average of 87 days on market.

The number of waterfront homes sold in Annapolis year to date in 2015 was the same as 2014.  Across Anne Arundel County, sales of waterfront homes were up 6.21% compared to the previous year.  However, the average sold price was down 4.88%.

Here are more numbers on home sales, year to date through the end of for July 2015 vs. the previous year for Anne Arundel County:

  • Average Discount Off Original Price: 5.2% (was 4.8%)

  • Number of Homes for Sale: 3,270 (down 1.74%)
  • Total Sales: $1,639,166,265 (up 14.77%)
  • Average Sold Price: $358,444 (down 2.27%)
  • Real Buyers (Home Sold): 4573 (up 17.47%)

Whereas the overall statistics show that we have moved into a sellers market, with approximately 4 months of inventory, it is also important to note that average sales prices are down and the average discount taken has increased.

Of course, conditions differ within sub-markets; each price range and neighborhood differs. For example, in Davidsonville, a high-end area, the market has shifted even more dramatically; the number of homes sold year to date in 2015 was up 26.32% compared to the previous year, yet the average sold price was down 7.36%.

Now, more than ever, it’s important for home sellers to pay attention the market activity, and employ smart strategy and top talent, in order to make the best sale.

Anne Arundel County Real Estate Market and Events in Annapolis

The real estate market is starting this year strong in Anne Arundel County, with lots of action in between snowstorms!  In January, 649 homes went under contract, which is more than any January in the last 10 years!  And I’m happy to say that the Glen Burnie home that I wrote about last week has already gone under contract (with multiple offers), and a Davidsonville home that we sold on a lease-option last year closed in February.  We recently helped other wonderful buyers find homes and investment property in Howard County (Ellicott City and Columbia).

Right now I am working with buyers who are looking for

  • a waterfront home on Spa Creek or Back Creek
  • a house in Davidsonville
  • a house where the owners are tired of managing it and would sell on a lease-option or take payments over time

Pickings are slim in the MLS.  Do you know anyone who might be able to help me out with these?
