Annapolis Historic District

f1Annapolis, Maryland – The Annapolis Historic District is a beautiful neighborhood in the heart of downtown Annapolis.

Officially titled the Colonial Annapolis Historic District, it was created as a National Historic Landmark in 1965, and it was expanded in 1984.

The Historic Preservation Commission of the City of Annapolis helps safeguard the city’s unique streetscape, broad waterfront, and three centuries of architecture, reviewing applications for development within the historic district.

The Historic Annapolis Foundation also plays a key role in maintaining the character of this community. They worked with the Commission to shape the Annapolis Municipal Code that governs historic preservation, and they also help to ensure that the code and other guidelines are followed.  They review all applications to the Commission, make recommendations, and provide public testimony at hearings.

According to the Maryland Historic Trust directory of National Register Listings in Maryland,

Departing from the grid pattern characteristic of many American towns, the planners of Annapolis adopted a modified baroque plan, first applied by French baroque designers in garden layout, as at Versailles. This influence soon spread to England and was adapted by Christopher Wren and John Evelyn for the rebuilding of London after the 1666 fire. In the accepted planning practice of this style, the highest and most commanding locations were reserved for the State House and St. Anne’s Church. The focal point was a large (528′ diameter) public circle where the State House would stand dominating harbor and town. Nearby was a smaller (340′ diameter) circle set aside for the publicly supported Anglican church. From the two circles a system of radial streets extended outwards toward the edges of town. Those leading directly into State Circle have a pinwheel alignment, so no one is directly on axis with the center of the circle.

The boat shows were such fun, not only seeing the boats, also getting together with friends and clients!  Shopping for water front and water privileged homes around Annapolis, we found some nice buys.

I also really enjoyed touring the yachts including some of my favorites… Hinckleys, Shannons, Nordic Tugs, and Vicems!

Annapolis Boat Shows and Annapolis Waterfront Homes

The Annapolis Sailboat Show is coming up this weekend, and the Annapolis Powerboat Show will be next weekend.  The Annapolis Harbor and Spa Creek are already filling up with a variety of beautiful yachts, and the anticipation is building!

The official web site for United States Yacht Shows calls these “The United States Sailboat Show” and “The United States Powerboat Show.” Fancy names for what we locals usually just call “the boat show”. We will be welcoming about 150,000 guests to historic Annapolis over the next two weeks for these boat shows.   These shows offer a fun and easy way to explore a tremendous variety of yachts, have experts answer all your questions, and perhaps make a deal on the boat of your dreams.

For the sailboat show, trade, press, and VIP day is this Thursday October 6, 2011, 10-6, and general admission is Friday, Saturday and Sunday 10-630, and Monday 10-5.  When the show ends, don’t miss the tear-down party at Pussers Caribbean Grill at the Marriott Annapolis Waterfront, as the crews race to clear out the harbor as fast as possible, so that the powerboats can enter!

Then the powerboat show begins on Thursday October 13, 2011, for trade, press, and VIP day from 10-6, and then general admission Friday and Saturday 10-630, and Sunday 10-600.

And by the way, why stop with the dream yacht?  Beautiful jewelry and luxurious waterfront homes are also to be found!

Annapolis Real Estate Auction for Acton’s Landing; How to Find a Great Deal on a Home (Or How Not To!)

Did you hear about the auction on Sunday, September 20th, for new homes in Acton’s Landing in the Historic District of Annapolis? The developer decided it was time to get the last units sold, even if it meant dramatic price reductions. They hired REDC, a professional marketing firm out of Irvine, California, to get that inventory off the shelves. For weeks, street corners in the Historic District of Annapolis were graced with folks waving “AUCTION” signs in the air. A gorgeous marketing brochure was created, promoting Annapolis and Acton’s Landing, to draw those who didn’t yet know about the benefits of living in our lovely town.

Sunday was a beautiful day, and the turnout was good, including spectators and potential buyers, both with and without buyer’s agents. All thirteen units were sold. The most expensive home sold was the five-bedroom home at 46 Franklin Street, with a winning bid of $1,460,000 plus a five percent buyers premium. The buyer had previously won the bid on a townhouse, and changed his mind when he saw how the auction for the house was progressing. The auctioneer accepted his new offer and then re-auctioned the townhouse. Exciting things happen at auctions, where choices are made quickly!

The unit with the lowest starting bid was a two-bedroom condo starting at $249,000. One lady, who was hoping to get this as her new home, watched and waited through the whole auction, watching twelve other homes be sold, till it was time for this one to be auctioned. In the middle of the bidding, the auctioneers made sure she knew about the age restrictions – someone over age 62 needed to occupy the condo. Sadly disappointed to discover this at the last minute, she stopped her bidding. Someone else won the bid at $345,000 (plus the five percent buyers premium).

What you don’t know can hurt you. I have heard of cases where people who bought homes at auction didn’t know about the buyer’s premium, and paid more than they intended. Five percent on a purchase of $345,000 or $1,460,000 is not chump change!

I hope that lady who was bidding on the most affordable condo found a Realtor to help her through the process, so that she gets a great buy on a home she’ll love. Someone to show her properties that will work for her, to advise her on values, to help her through the process. A little expert guidance makes a big difference!
